AMS MT BULLER BOOKING POLICY
In this unprecedented time we understand that you have some uncertainties regarding your bookings with Mt Buller AMS. We aim to provide comfort to guests booking holidays at this time.
Our normal cancellation policy’s currently applies however any bookings effected by COVID-19 will be covered by the cancellation policy below.
If your booking is effected by Covid-19 your booking will be covered by the cancellation policy set out by Mt Buller below:
AMS Mt Buller will provide a cancellation, change of dates, credit forward or full refund on all pre-paid resort entry, accommodation, lift, lesson, rental products and other pre-paid services and activities purchesed through AMS if;
- You or a family member (or travelling companion) contract COVID 19 and are unable to travel on your intended dates; OR
- The Mt Buller resort is closed due to COVID 19; OR
- Government policies due to COVID 19 prevent you from travelling on your intended dates; OR
- Your transport is cancelled or disrupted due to COVID 19 preventing you from arriving in resort for your travel dates.
If your circumstance meets any of the criteria listed above, please contact the AMS Mt Buller reservations team to request a reservation change, or cancellation.
You will be required to provide supporting documentation such as a medical certificate when applying for a cancellation or reservation change. All claims, with supporting documentation, are to be submitted no later than 24 hours prior to arrival.

Payment Terms50% of gross rental tariff payable within 7 days to confirm booking (non-refundable).
All credit card transactions attract a 2% processing fee
Balance payable in full not less than one calendar month prior to arrival date (non-refundable).
For bookings made less than one calendar month prior to arrival date, full payment must be made at the time of making the reservation.
GST is included in tariff if applicable.
Your booking confirmation advice is confirmation of the booking and your payment acknowledges acceptance of these Booking Terms and Conditions.
Failure to make payment by the due date may result in the cancellation of your booking without prior consultation.
Payment can be made by:
1) Bank transfer (internet banking)
2) Credit Card (Visa or Mastercard) ALL credit card payments attract a 2% processing fee
3) Personal cheque or bank cheque (cleared funds prior to reservation)
When making a reservation for a property, we advise you to carefully read the written information about that property and the facilities offered within. Full details of each apartment can be viewed on Ams Mt Buller or an information sheet can be mailed, faxed or emailed on request.
Minimum stay conditions apply to all apartments and are subject to change. AMS Mt Buller staff can advise further details of these conditions.
AMS Mt Buller Private Apartment Rentals reserves the right to charge an amendment fee for changes to bookings.
AMS Mt Buller Private Apartment Rentals and owners of those properties represented are not responsible for adverse skiing or weather conditions.
Cancellations and Refunds
Refunds are at the discretion of individual property owners.
Should any component of a booking be eligible for a refund, AMS Mt Buller Private Apartment Rentals reserves the right to retain a cancellation fee of 25% of the full tariff.
Cancellations should be made in writing.
Cancellations received less than one calendar month prior to arrival date will forfeit all monies.
Failure to cancel a Pending booking secured by Credit Card details will incur a cancellation fee of 25% of the full tariff.
Security Bond is payable by credit card on arrival.
This bond is additional to the cost of the reservation.
Bond payments are fully refundable provided bond conditions are met.
Bond payments are refunded only after a thorough inspection and cleaning of the apartment has taken place and all keys given out have been returned within 7 days of departure.
Should there be any damage to the apartment, articles therein, missing items or excess cleaning due to the apartment being left in an unacceptable state, these monies will be taken out of your bond. (please see the Bond Information below).
To ensure your bond is refunded in full, please check the following guidelines:
Return all keys given to you Lost keys $70 fee per key.
Place all rubbish and bottles in sheds provided near your accommodation. Remove and dispose of unwanted items from your refrigerator.
Depart your apartment no later than the scheduled check-out time. Delays to cleaning staff due to late checkout will be charged at $75 per hour.
NO SMOKING – Within apartment. Penalty will be loss of $1000 bond.
Leave the apartment in an acceptable condition, ie. Clean any excess spills or cooking mess.
Wash any dishes, pots & pans and put them away neatly in the cupboards.
Respect this property as if it were your own, no muddy boots and please take care of the furniture and fittings.
Rubbish/bottles not removed, dirty dishes & excess cleaning will be charged at a minimum rate of $70, plus $65 per hour thereafter.
Please check your apartment information sheet for further guidelines and special conditions.
Should there be any damage to the apartment, articles therein, missing items, or excess cleaning due to the apartment being left in an unacceptable state, these monies will be taken out of your bond.
The Mt Buller Snow Guarantee means you can book your snow holiday with confidence.
The Snow Guarantee is provided by Buller Ski Lifts and participating Mt Buller accommodation providers. It’s a money-back guarantee on all prepaid accommodation, lift ticket, rental and lesson packages and it applies if insufficient snow cover means we don’t have at least four of our ‘Snow Guarantee’ lifts operating in the two days before your scheduled arrival.
AMS Mt Buller reserves the right to retain a cancellation fee of 15% of the full tariff.
How does it work?
If our Snow Guarantee lifts (see the list below) aren’t operating in the two days before you arrive, you can contact your booking agent to change your booking to a later date (which may incur an increase in tariffs) or cancel your booking and get your money back. Please note: You can’t take advantage of the Snow Guarantee on the day you arrive nor during your stay, only up to 5pm on the day before you arrive.
As an example, if your scheduled day of arrival is Sunday, then you must call between 9am Friday and 5pm Saturday to take advantage of the guarantee.
Snow Guarantee lifts
Off Peak season (from the 9th June to the 29th June and from the 3rd of September until season close) Snow Guarantee lift is the Blue Bullet Chairlift.
Peak Season (30th June to the 2nd September) Snow Guarantee applies if we don’t have Blue Bullet and ABOM Chairlift and at least two of the following lifts operating:
- The Fox
- Skyline T-bar
- Koflers T- bar
- Northside Express
Note: The Snow Guarantee only applies if the lifts aren’t operating due to insufficient snow cover.
It doesn’t apply where the lifts aren’t operating due to following:
Lift closure due to weather conditions other than insufficient snow, e.g. wind or ice;
Lift closure due to mechanical breakdowns or equipment failure.
The Snow Guarantee also doesn’t apply to the following:
Retail tickets purchased via the e-store or at on-mountain sales offices;
Booking fees or commissions payable to booking agents; and
We strongly recommend insurance to cover against cancellation, personal liability and theft of your own luggage or equipment. NB: Under the provisions of the Health Act it is illegal to cover medical or hospital expenses in domestic insurance policies.
We always do our best to ensure your arrangements are satisfactory. Apartment Management Services Mt Buller, its respective servants and employees shall not be liable for any injury, damage, loss, additional expenses, accident, delay, changes in accommodation, breakdown in equipment or vehicles, weather, strike, sickness, theft, cancellation or of the foregoing shall likewise not be liable for any injury, damage, loss additional expenses, accident, delay or irregularity, whether to property, person, or otherwise arising in connection with any accommodation or in connection with any vehicle or transport or other services. The right is also reserved to alter the price, cancel or withdraw any property. All tariffs are subject to change and acceptance of all documents confirms your agreement of these conditions.
Lift and Lesson Tickets
All lift, lesson or lift and lesson tickets are purchased subject to the conditions printed on the tickets. The conditions exclude the right to sue Buller Ski Lifts Pty Ltd for personal injury or death unless this is caused by recklessness on the part of Buller Ski Lifts Pty Ltd.
