ABOUT MT BULLER
Three hours easy drive from Melbourne. Mt Buller is the closest Australian resort to an international airport making it the most accessible major ski resort in Australia. Mt Buller is close enough for a day’s escape yet far enough away for a holiday. Mt Buller has everything you need for the perfect winter experience.
300 hectares of skiable terrain. There is something to appeal to all levels of ability. Our runs range from the wide beginner’s slopes of Bourke St and Burnt Hut Spur, to the challenge of our black runs like Chamois and the back of Summit.
22 lifts. Mt Buller has the largest lift network in Victoria with thirteen chairlifts, three of which are high speed detachables, four T-bars, two rope tows (counted as one) and four magic carpets.
Three terrain parks designed for all skill levels, a terrain garden and rider cross course with a dedicated snow grooming team to maintain their condition.
Two toboggan parks. Our village toboggan park has its own snowmaking machine to keep the kids happy all winter long. We have a second toboggan park located at Horse Hill, where you can catch the Northside lift up for a sightseer ride and take in the view from Spurs Lookout.
Ski in ski out accommodation. The Mt Buller Village is situated picturesquely at the heart of the mountain, offering ski in, ski out accommodation and a huge range of bars and restaurants. With a wide range of accommodation to suit all tastes and budgets, there is something to cater for all needs. Over 30 bars and restaurants provide a range of delectable treats, from quick snacks to fine dining and a choice of nightlife options.
Spa Retreat. Mt Buller is also home to Breathtaker on High Alpine Spa Retreat, Australia’s highest day spa.
Off Snow Activities. Mt Buller has a range of off snow activities including cinema, retail therapy and rockclimbing.
Environmentally friendly. Mt Buller has a wide range of environmental initiatives in place to help ‘keep winter cool’.

Important Notices and Guest Obligations
Please read and abide by all safety notices in and around the apartment building.
- Children must always be supervised in the apartment and whilst playing outside the apartment in both summer and winter.
- Please remove wet shoes and ski boots before entering the apartment.
- Please store skis, boards and boots and all wet gear in the entrance area of the Apartment or drying cupboard/room if available.
- Please do not leave wet clothing on furniture or beds and refrain from hanging clothes, bedding or other articles from the windows, balconies or on the outside of the apartment.
- Please do not obstruct or permit the obstruction of the pavement, entry, corridors, passages, stairways, fire doors or escape doors and allow for easy access.
- Please do not use chemicals, burning fluids, acetylene gas or alcohol in lighting or heating the apartment, nor in any other way cause or increase the risk of fire or explosion. Refrain from any act whereby any policy of insurance on the building or any part thereof may become void or voidable.
- Please respect other guests in the apartment building by keeping noise to a reasonable level. When leaving and returning home do so quietly – especially after 10pm and in the early mornings. No loud parties.
- Please do not inscribe, paint, display or affix any sign, advertisement, sticker, flag or notice on any part of the building.
- Please do not throw, or allow to fall out of the windows, doors, light areas, passages or stairwells any materials or liquids. Please ensure all wastepaper, rubbish or liquid is placed in the proper receptacles or drains.
- Please do not use any method of lighting, cooling or heating other than as prescribed and fixed in the apartment.
- Please do not pour fats or oils from cooking down the drains, or any food waste. Place in appropriate bins. Fat and oil can be placed in a bottle or jar and placed in the rubbish.
Please secure and lock all doors and windows if the apartment is to be left unoccupied.
Checkout Instructions
Please note check out is NO LATER than 1Oam.
If you wish to ski on the day of departure, we suggest you take your luggage to your car prior to 10am and move your car to the Day Car Park. You can then catch the free shuttle back to the village and again when returning to your car and avoid possible delays with the ride share service. Change facilities are located in the Village Square Plaza, skating rink and Horse Hill car park.
* Please note – the free shuttle bus will not take luggage – only ski and snow boarding equipment and passengers.
KEYS – On departure leave all keys given to you on the kitchen bench. Lost or not returned keys will incura $100 per key fee.
CLEANING & RUBBISH – Please leave the apartment in an acceptable condition.
- Wash all dishes, pots and pans and put them away neatly in the cupboards and clean any excess spills or cooking mess.
- Remove and dispose of unwanted items from the refrigerator and place all rubbish and bottles in the garbage huts when you leave.
- Please refer to the green Waste Management brochure in this folder for the location of your nearest garbage hut.
- Rubbish removal and cleaning of excessive mess will incur extra cleaning charges and will be charged a minimum of $70, plus $65 per hour thereafter.
- Please do not put used oil down the sink – put in an old bottle and place in general waste.
DAMAGE – Please respect this property as if it were your own. Please report any accidental damage or
carpet spills immediately so we can avoid any permanent damage or deduction from your bond.
EXTRA GUESTS – Charges will apply for extra guests over and above the apartment’s maximum occupancy.
DEPARTURE – Depart your apartment by the scheduled checkout time of 10am. Delays to cleaning staff due to late checkout will be charged a minimum fee of $200 ($75 per hour thereafter)
Check the following:
Return hired ski equipment prior to departure – on mountain
Ensure phone chargers and personal effects are packed—double check cup- boards and wall sockets. A variable fee will be charged for the return of lost items.
Travel home safely and thank you for staying with AMS Mt Buller.
Transport
Download the Mt Buller Transportation App (available in Apple and Android) to book rideshare or village shuttles. Look for the bus logo.
Free Intra-Village shuttle
Operates from 8am to 6pm daily and until 10pm on Saturdays. Buses travel approximately every 15 minutes.
Pick up points are located on the Mt Buller Village maps.
Luggage is not permitted on the Village Shuttle except 1 set of skis/board, boots and
poles.
- Summit Road Loop – Blue Bus – starts in the Village Square, past Alpine Central, Mt Buller Chalet, ABOM Hotel and turns around at the Arlberg Hotel. This route passes the Medical Centre and Ski Patrol.
- Stirling Road loop – Yellow Bus – covers much of the residential Eastern side of the Village, including the Duck Inn, Alpine Retreat, Ajax and Ski Lib. It passes Lydia’s Chairlift.
- Ski School Loop – Red Bus – from the Village Square, past Breathtaker All Suite Hotel and Pension Grimus, to the Bourke Street Express Chairlift and Ski & Snowboard School.
Ride Share Service
Ride share services operate daily between 7am and midnight between the car parks and your village accommodation. They also provide inter village transport.
Passengers are allowed up to 2 large bags, 1 ski/snowboard bag or set of skis or snowboard, 1 set of ski or snowboard boots 1 carry-on small item such as a day pack or handbag. Excess luggage is charged at $10 per piece.
Ride Share Transfers must be booked via the Mt Buller Transportation App.
We strongly recommend you book at least 24 hours prior to achieve the 10am checkout.

During peak times please allow up to 1 hour for travel within the village.

Buller Grocer is located on Athletes Walk near George’s Ski Hire offering a full-service supermarket with grocery, fruit and vegetables, dairy, frozen, and ‘heat and serve’ meal options. There is also a liquor department with a beer cool room. Open from 8am to 8pm daily.

Your Stay with AMS Mt Buller – Guest Information
As we do not have an on-site reception, please read the following information carefully to ensure a smooth arrival and stay. You must also submit your estimated time of arrival and credit card for the security bond via the Guest Portal prior to your arrival.

Day of Arrival / Departure
- Parking: Directed by Resort Management Control on arrival. Parking is 1–4km from the village.
- Transfers: Ride Share will meet you at the car park unless private transport is arranged.
- Chains: Required by ALL vehicles—hire in Mansfield, Merrijig, or Mirimbah.
Apartment Access
Prior to your arrival, Guest Services will inform you whether your apartment is accessed via key or code. For further information on key or code specific apartments please refer to relevant pages found below. These details can also be found on our website by searching for your apartment and finding the ‘Features and Facilities’ section.
Directions to your apartment:
Ask your driver to take you to the name of your building provided by AMS Mt Buller. Follow the instructions sent in your Arrival Information email.
Check-in: From 4 PM
Check-out: By 10 AM
Early check-in/late check-out: By request only (min. $150 fee applies, not guaranteed)
Please understand on busy days we have 3-4 crews trying to get up to 40 apartments within 5 hours on these days its really difficult for us to accommodate late checkouts/ early check ins.
Upon Departure:
- Book Ride Share via the Mt Buller Transport App (at least 24 hrs in advance)
- Leave keys on the kitchen bench
- Switch off heaters and lights
- Load and run dishwasher
- Lock the apartment
- Dispose of rubbish/recyclables at nearby Garbage Huts (see information in apartment compendium)
What to Bring
- Apartments are fully self-contained with cooking facilities and utensils.
- Provided: Basic soap, 1–2 toilet rolls per toilet, all linen & 1 towel per guest.
- Not Provided: Toiletries, extra toilet paper, groceries, tea/coffee/milk/sugar.
Wi-Fi
Some apartments have Wi-Fi, but we do not guarantee speed or availability due to Mt Buller’s remote conditions. If your apartment has Wi-Fi we will provide the password on arrival.
Luggage Storage
- Luggage storage may be available upon request before check-in or after check-out. (NOT many properties have luggage storage options- We are NOT ABLE to store luggage in communal hallways or drying rooms)
- If it is NOT available – keep luggage in your vehicle if arriving early or leaving late.
- Ride Share or Private Transfer is required for luggage—Village Shuttle does not allow overnight bags.
- Small lockers available for hire in Village Plaza or some ski hire stores (not suitable for large bags).

Code Entry Apartments
Codes for apartments will only be provided to guests once housekeeping staff have attended and guest services have checked the accommodation for health and safety reasons. Entry to apartments by guests prior to this is strictly prohibited.
To obtain your code
Once you have parked your vehicle in the overnight carparking bay as directed by parking attendants, call our office on 03 5775 3112 OR 1300 787 270. If your arrival time is prior to 4pm please note the apartment may not yet be ready. Our office staff will confirm if the apartment is ready, and if so the code will be sent to the mobile number you have provided (please ensure the number you have provided is correct). If our office staff are busy attending to other guests and do not answer your call please leave us a voice message or send us a message using your guest portal or WhatsApp. Once you arrive at the accommodation you can use your code to enter immediately. Please note: for some accommodation there will be two codes – one is for the BUILDING ENTRY DOOR and the other is for the APARTMENT FRONT DOOR.
If you are arriving after 5pm please disregard the above instructions. You will receive your code prior to your arrival.
Key Entry Apartments
Keys for apartments will only be provided to guests once housekeeping staff have attended and guest services have checked the accommodation for health and safety reasons. Entry to apartments by guests prior to this is strictly prohibited.
There are a number of options for collecting keys:
5. Key collection is available at our Mansfield office located at 185 Mt Buller Road. We DO NOT have an office on Mt Buller.
6. Guest services are available to meet you at the accommodation on Mt Buller and show you to your apartment.
7. For after hours arrivals key collection is available from our Key Safe located at our Mansfield office at 185 Mt Buller Road.
Key collection must be organised at least 24 hours prior to arrival in Mansfield. Please call or email our friendly office staff to organise an option that best suits your needs. If you are meeting guest services on the mountain you must follow the steps below to ensure a smooth check in process and reduce wait times:
Our office staff will co-ordinate with guest services on the mountain to meet you when you arrive. Proceed to Mt Buller and once you have parked your vehicle in the overnight carparking bay as directed by parking attendants, call our office on 03 5775 3112 OR 1300 787 270. If your arrival time is prior to 4pm please note the apartment may not yet be ready. Our office staff will confirm if the apartment is ready, and if so you may proceed directly to the accommodation where guest services will meet you. If our office staff are busy attending to other guests and do not answer your call please leave us a voice message or send us a message using your guest portal or WhatsApp. Once you arrive at the accommodation guest services will direct you to your apartment and ensure you have keys/fobs for both building and apartment entry.
